1st June was to have been the date from which virtually all home sellers were required to arrange a home information pack ( HIP) . However this was recently put back to 1st August…and even then only applies to homes with at least 4 bedrooms.
Whether HIPS will ultimately be scrapped altogether has yet to be seen but, for the time being , Stein Financial can offer you options should you require a HIP when you sell.
The main component parts of this pack will now consist of :
- Home energy report
- Details of title and a plan of the property and its boundaries
- Standard searches such as local authority , drainage and water searches
- Any planning consents ie for an extension / conservatory

It’s estimated that the cost of the above will be around £350 and there are likely to be a huge range of options on offer.
Please be aware of any ‘free’ HIP offers. There maybe restrictive clauses tying you in to using only that agent or you may have to arrange your finances ‘in house’. Some other offers involve paying the HIP cost later ( with interest ) – avoid !
In any event its likely to be in your interests to arrange your HIP independently.
